Transit Oriented Development and Gentrification: Review and Applications for the Mile-High City

Abstract

Transit Oriented Development (TOD) has been an increasingly popular set of policies meant to encourage smart growth and new urbanist (high density, mixed use) development in cities. It has been offered as a solution to increasing urban sprawl, which has reduced accessibility and increased negative environmental externalities in cities. Increasing attention is being paid to the potential negative social outcomes of TOD, namely gentrification. Current research on TOD and gentrification offers mixed and often confusing results. Here, I summarize current findings, with a particular focus on Denver, Colorado: one of the fastest growing cities in the United States, and where there are currently extensive upgrades to the transit system in process.
